Building Inspection

The City of Vandalia employs 2 full time building inspectors, one full time electrical inspector and one full time housing inspector to review plans and make inspections to assure compliance with codes. Additionally, the City contracts with a state certified plans examiner for review of all commercial & multifamily structures. To help assure that construction can start on schedule, plans for residential construction should be submitted at least 2 weeks before the intended start date (3 weeks for commercial and multifamily). Plans are reviewed in the order submitted and , therefore, time for approval of any given set of plans is dependent upon the total number filed for review and the correctness of the plans as filed. Calls for inspections during construction must be received 24 hours in advance. Plan approval and inspections for interior plumbing work are handled by the Montgomery County Plumbing Department. Their offices are located at 451 W. 3rd Street in Dayton and they may be contacted at (937)225-4421. 

City of Vandalia Digital Submissions & Mapping Fees
The City of Vandalia Engineering Department is now requiring digital submissions (CAD files) of all new plats and site plans. This will apply to all approved as-built plans for: record plans for new subdivisions, plat construction drawings, site or plot plans for new homes and site plans for any new or modified commercial or industrial sites. These digital versions are in addition to and do not replace any current submission requirements for permits. The City of Vandalia will use this information to maintain a digital base map of all the buildings, streets, utilities and other significant features in Vandalia. This base map is used extensively to provide information, analysis and public safety services to Vandalia. 

Digital submissions are preferred to be made in Microstation format but will be accepted in any of the following formats: (.dgn, .dwg, or .dxf).
Acceptable file formats:
DGN - Intergraph (Microstation) graphics file format
DWG - Native AutoCAD file format
DXF - Drawing eXchange Format, popular with most CAD software

Files may also be zipped if needed. These files will be submitted to the Engineering Department on either 3.5" floppy disk, CD-rom (in a case) or emailing to the following address: engineering.inspection@ci.vandalia.oh.us. The disk supplied shall be labeled with the address/location and an index of files explaining what is being submitted. Files sent by email shall include the same information above in the message.

Accuracy requirements
The data must be a proportionally accurate representation of the construction project, sufficient to fully explain the project, with the defined scale clearly represented.

When to submit
Submission of documents in a digital format is required as part of the permitting process. In the case of subdivision drawings, required submissions shall be completed prior to surety release.

What if you are unable to submit digital documents
If no digital submissions are made a mapping fee will be added into the permit application. This fee will be used to replicate the necessary portions of your paper documents into a digital form to be merged into the existing base map. Mapping fees will be structured as follows:

New Residential Structure: $10.00
Additions/Modifications to existing Commercial or Industrial Property: $10.00
New Commercial or Industrial Structures: $20.00
New Subdivision Construction Drawings: $20.00 per set
New Subdivision Record Plans: $20.00 per set
